⚡ Quick Answer
Basic service (from RM99) = surface clean every 3 months. Chemical wash (from RM160) = deep clean every 12 months. If your unit smells musty, is not cold, or leaks water — you need a chemical wash, not a basic service.
You notice your aircond is not cooling as well as before. Maybe there is a faint musty smell. You WhatsApp a technician and they say you need a chemical wash — but your neighbour says a basic service is enough. Who is right?

What Is a Basic Aircond Service?
Think of a basic service like washing your car. You clean the outside, rinse it down, and it looks good and runs fine — as long as you do it regularly.
A basic service typically takes 30 to 45 minutes per unit. The technician removes and washes the filter, cleans the accessible coil surface, flushes the drain pipe, and runs a performance check at the end. That is it. Nothing is dismantled. Nothing goes deeper than what you can see.
✅ What Basic Service Includes
✓
Filter removal and wash
✓
Evaporator coil surface check
✓
Drain pipe flush
✓
Temperature and airflow check
✓
Casing wipe down
✗
Does NOT clean inside evaporator coil
✗
Does NOT clean blower wheel
✗
Does NOT remove mould
Best for: Units that are regularly maintained every 3 to 4 months. If your aircond is cooling well and has no smell, a basic service is all you need each visit. It is also the right choice for any unit that had a chemical wash in the last 3 to 4 months and just needs routine upkeep.
What Is an Aircond Chemical Wash?
Now think of a chemical wash like a full engine service for your car. The technician opens everything up, cleans the parts you cannot see, and fixes problems before they become expensive breakdowns.
A chemical wash involves fully dismantling the indoor unit — removing the blower wheel, filter, and front casing. All components are soaked in professional-grade antibacterial chemical solution that dissolves mould, bacteria, and hardened grime that has built up deep inside the unit. The evaporator coil is cleaned in place using the same chemical. The drain tray and drainage pipes are flushed completely. Then everything is reassembled and tested for at least 20 minutes to confirm proper cooling and drainage.
This is the only service that reaches the parts where mould actually grows in Malaysia’s humid climate — the inside of the evaporator coil and the blower wheel. You can read more about why Malaysian humidity makes this essential in our complete chemical wash guide.

Basic Service vs Chemical Wash — Side by Side
Here is everything compared in one clear table so you can decide in 30 seconds.
5 Clear Signs You Need a Chemical Wash — Not Just Basic Service
If your unit shows any of these signs, a basic service will not fix it. These are symptoms of deep internal dirt and mould — which only a chemical wash can remove properly.
1. Musty or Sour Smell When You Switch It On
That unpleasant smell is mould and bacteria growing inside the evaporator coil and blower wheel. A basic service cannot reach these areas. The smell will come back within days of a basic service because the source is still there. Only a chemical wash eliminates it completely. Our guide on why aircond smells bad explains exactly what grows inside and why it needs chemical treatment.
2. Weak Cooling Even After Basic Service
If your room still feels warm after a basic service and the gas level is fine, the evaporator coil is coated in a layer of grime that is blocking heat transfer. This is inside the coil — not on the surface. A basic service cannot clean it. A chemical wash can. For other causes of poor cooling, see our guide on why aircond is not cooling.
3. Water Dripping from the Indoor Unit
Water leaks most often happen because algae and slime have blocked the drain tray and drainage pipe. A basic service only does a quick flush. A chemical wash properly clears these blockages using chemical solution. If your unit is leaking, our detailed guide on aircon leaking water causes and fixes covers all the reasons — a chemical wash resolves the most common ones.
4. More Than 12 Months Since Last Chemical Wash
Even if your unit seems fine, mould and bacteria are building up inside if it has been more than 12 months since the last deep clean. You breathe this air every night. You might not notice the smell yet — but it is already there. Annual chemical wash is the single most important thing you can do to maintain air quality in your home.
5. Your TNB Electricity Bill Has Gone Up
A dirty evaporator coil makes your compressor work harder and longer to reach the temperature you set. That means higher electricity consumption. If your TNB bill has increased for no obvious reason, a chemical wash that restores coil efficiency often brings it back down. Basic service alone does not clean the coil deeply enough to make this difference.

Recommended Service Schedule for Malaysian Homes
The right combination of basic service and chemical wash depends on how often you use your aircond.
These are our recommendations based on real-world servicing experience across KL and Selangor homes. Malaysia’s heat and humidity mean your unit collects dust and mould significantly faster than manufacturer guidelines — which are written for cooler, drier climates.

What is the difference between basic service and chemical wash?
Basic service cleans the filter and coil surface, flushes the drain, and takes 30 to 45 minutes from RM99. Chemical wash fully dismantles the unit, soaks all components in antibacterial solution, removes mould from inside the coil and blower wheel, and takes 60 to 90 minutes from RM160. Basic service is for regular maintenance. Chemical wash is for deep cleaning when the unit smells, leaks, or is not cooling well.
How often should I do a chemical wash in Malaysia?
Once every 12 months for most Malaysian homes. If your unit runs more than 8 hours daily, every 6 to 9 months is better. Malaysia’s humidity causes mould to build up inside aircond units much faster than in cooler countries. If your unit smells musty, book a chemical wash immediately regardless of when you last serviced it.
How much does a chemical wash cost in Malaysia 2026?
Chemical wash for a wall-mounted 1.0 to 1.5HP unit costs RM160 in KL and Selangor. A 2.0 to 2.5HP unit is RM220. Ceiling cassette units start from RM220. All prices include full dismantling, chemical soaking, drain flush, and a 30-day warranty. See the full chemical wash service page for complete pricing.
Can I do monthly basic service and skip chemical wash?
No. Basic service only cleans the surface. It cannot reach inside the evaporator coil or blower wheel where mould grows. Even monthly basic service will not prevent deep mould buildup in Malaysian humidity. You still need a chemical wash every 12 months at minimum to clean the internal components that basic service cannot touch.
My aircond still smells after basic service — what should I do?
Book a chemical wash immediately. A smell that returns after basic service means mould has built up inside the evaporator coil or blower wheel — areas basic service cannot clean. A professional aircond chemical wash uses antibacterial solution to dissolve and remove it completely. You can also read our guide on why aircond smells bad for all the possible causes.
